Landlord Saftey Certificate - EICR
An EICR, or Electrical Installation Condition Report, is a formal inspection and testing process for assessing the safety and condition of electrical installations in a property. It is commonly performed by qualified electricians or electrical engineers.
During an EICR, the electrician examines and tests various elements of the electrical system, including the wiring, sockets, switches, consumer unit (fuse box), earthing, and bonding. They assess the overall safety, identify any defects, and determine if the installation meets the requirements of the applicable electrical regulations and standards.
The inspection and testing process involves visual inspections, electrical tests, and sometimes the use of specialized equipment. The electrician will document their findings in the EICR report, which includes details about the installation, observed defects or issues, and recommendations for any necessary remedial actions.
EICRs are typically carried out at regular intervals, such as every 5 years for a rented property. The purpose of an EICR is to ensure the safety of the electrical installation, identify potential hazards, and maintain compliance with electrical safety regulations.
